ED Attaches Anil Ambani’s ₹3,716 Crore Mumbai Residence ‘Abode’ in RCOM Loan Fraud Probe

Mumbai, February 25, 2026: The Enforcement Directorate on Wednesday said it has provisionally attached the Mumbai residence of Reliance Group chairman Anil Ambani, ‘Abode’, valued at ₹3,716.83 crore under the Prevention of Money Laundering Act (PMLA).
The action comes a day before the 66-year-old industrialist is scheduled to appear before the federal agency in Mumbai for a second round of questioning in connection with an alleged bank loan fraud case linked to Reliance Communications (RCOM).
According to the agency, the 17-storey luxury residence, approximately 66 metres high, is located in Mumbai’s upscale Pali Hill area. The provisional attachment order has been issued to prevent any transaction, sale or transfer of the property during the course of the investigation.
The ED said a portion of the property worth ₹473.17 crore had already been attached in November 2025. With the latest action, the total value of assets attached in the case has risen to about ₹15,700 crore.
As per the agency’s findings, RCOM and its group entities had availed loans from domestic and foreign lenders with a total outstanding amount of ₹40,185 crore. Investigators alleged that the Pali Hill property was aggregated into the RiseE Trust, described as a private family trust of the Ambani family members.
The ED claimed that the restructuring was carried out to project that Anil Ambani had no direct involvement with the asset, thereby shielding it from personal liabilities arising out of guarantees extended to banks for loans sanctioned to RCOM. The agency further alleged that the property was intended for the beneficial use of the Ambani family rather than for recovery by distressed public sector banks whose loans had turned into non-performing assets.
Under the PMLA framework, a provisional attachment order must be confirmed by the Adjudicating Authority within 180 days. Upon confirmation, the agency may proceed with confiscation, and in the case of residential property, seek eviction of occupants.
Anil Ambani had earlier appeared before the ED in August 2025, when his statement was recorded under the anti-money laundering law. The agency recently constituted a special investigation team to probe multiple alleged bank fraud cases and related financial irregularities involving the Anil Dhirubhai Ambani Group (ADAG), following directions from the Supreme Court.
